If there is nothing that fits your needs you may want to have the home of your dreams custom built. After all, a lifetime of hard work should be rewarded with a home that satisfies your every need thus allowing  a more personal setting to enjoy that second childhood.

Whether it be a golf course estate or a modest home, building costs are considerably lower and pride of craftsmanship is higher than most parts of the country.

This recently built golf course home has oak flooring throughout, fireplace trey and vaulted ceilings, Jacuzzi, crown molding and granite topped counters. It is completely air conditioned and heated  (including garage) and was built for approximately $100.00 per square foot.

How is this possible

To start with there is little government bureaucracy to cope with. No coastal zoning commission, EPA issues, planning boards, quorum courts, building permits and unnecessary inspections or geological surveys and environmental impact studies required.

"Around here people have been building their homes and barns for six generations and we don't see many fall down" was the response when I applied for a permit to build our lodge".

Being in the Ozarks we are surrounded by established forests and a low density population. Sawmills are found near most of the cities and lumber is more reasonable.

With the cost of living being low the wages paid carpenters, electricians, plumbers and contractors are considerably less than most parts of the country.

Now it may take a little longer, work slows down when deer season starts or the Striped Bass are spawning up on the lake so plan ahead and ask for definite time tables.

Having not only been involved in the construction of our lodge but also lined up contractors for homes built by guests who have retired here I would be more than happy to offer advice and suggestions.
